Many of our clients agree that having a service agreement for the HVAC and plumbing system in the rented home gives them peace of mind. They no longer have to worry if the HVAC system is being taken care of or what condition the plumbing is in or who to call when the HVAC system breaks down.
What makes our property management service unique is our direct communication with you and your tenants. When you sign up for the maintenance plan for HVAC we will perform the first HVAC inspection (A/C or Heating) depending on the season. You’ll be provided with a detailed report of service that includes photos. You’ll know the current condition of the system, filter size, and we will do a complete performance tune-up. We will also provide the tenant with tips on changing the filter.
Having a whole-home plumbing inspection annually is a great way to check all the plumbing in the house. We know from experience what happens when small plumbing issues get ignored…they turn into plumbing emergencies and costly water damage to the property. This service can help protect your drains and garbage disposal from improper use.

Property Management Service plans include:
- Real Time Communication: Property.management@meflow.com emails monitored Monday through Friday 7:00am -6:00pm and on Saturday 9:00am – 3:00pm
- Tenant Reminder and Scheduling. With our reminder service we notify your tenant when the systems are due for service. We always make contact before sending our technician to your home. Text, email, phone call and postcard reminders.
- Priority Service. You receive expedited priority service response during the service agreement period.
- Discounts. Should the home need additional repair services, you will receive up to a 15% discount on repair parts and labor.
- Bulk Discounts. Should you manage over 15 properties we offer a discount on the service agreement for HVAC and plumbing.
- Two Annual HVAC Tune-Ups. You get two annual tune-ups. A heating tune-up for the cooler months and an AC tune-up to prepare your system for the warmer months.
- One Annual Plumbing Inspection. Each year you get a complete whole-home inspection of the plumbing system.

Common Questions from Property Managers
What You Can Expect with a Routine Inspection as part of your Service Agreement for HVAC?
The property will get two inspections a year. Depending on the season a cooling maintenance will be performed during the summer season and a heating maintenance during the heating season. Giving the owner peace of mind that the equipment is running at peak efficiency and safely operating. Once the inspection is complete the PROPERTY MANAGER will receive a complete report with photographs of the current condition of the system along with a summary.
Do you provide the filters for HVAC?
During our first inspection of the HVAC System we will do a complete evaluation and note the size of the filter. Arrangement can be made with the property management company for M.E. Flow to provide and change the filters during the course of our service agreement.
